I am in a lease to buy on a house that has a lien?

My husband and I are buying a house that has a 2 liens. The sellers are selling the house for less than what they owe. So the seller says she can get one lien turned into an unsecured loan. Is this true? Can the lien company say no and keep us from buying the house?
